Penetrating Damp Repairs
Penetrating damp is water getting in from outside through a defect in the building envelope. Unlike rising damp, it can affect any floor of your property. Getting the diagnosis right is everything.

What Is Penetrating Damp?
Penetrating damp occurs when water breaches the external fabric of a building and finds its way inside. This is distinct from rising damp (which comes from the ground) and condensation (which is generated inside). Penetrating damp comes from outside — through walls, roofs, windows, or any other defect in the building's shell.
Essex and Suffolk properties face significant exposure to driving rain from the North Sea. Older solid-walled properties — common across Colchester — are particularly susceptible as they rely on thick masonry to resist water penetration rather than a cavity.

Common Causes
- Failed or missing pointing in brickwork or stonework
- Cracked or defective render allowing water to sit behind it
- Faulty or blocked guttering causing water to run down the wall
- Damaged or missing roof tiles, flashings, or lead work
- Poorly fitted windows or doors with no proper drip detail
- Porous brickwork on exposed elevations
Signs You Have Penetrating Damp
- Damp patches that appear after or during heavy rain
- Water staining on interior walls, particularly on upper floors or gable ends
- Dampness that appears in isolated patches rather than a uniform band
- Damp spots around window and door frames
- Moisture appearing through chimney breasts
- Wet or stained ceilings caused by water tracking down from outside
- Mould growth on exterior-facing walls

How We Fix It
1Pinpoint the Source
We carry out a methodical external inspection to find exactly where water is getting in. Penetrating damp is often misdiagnosed because the point of entry and the wet patch inside the property can be metres apart.
2Repair the Defect
We tackle the root cause — repointing brickwork, repairing or removing defective render, fixing guttering, replacing flashings, or applying specialist waterproofing treatments to the exterior wall surface.
3Internal Remediation
Once the external defect is fixed, we address any internal damage. Wet plaster is removed and replaced with a breathable renovation plaster that allows the wall to dry out naturally from the inside.
4Waterproof Protection
Where appropriate, we apply clear waterproof coatings to the external face of the wall to provide an added layer of protection against driving rain without trapping moisture.
